Flat roofs: our expertise

Flat roofs are very common in Belgium: annexes, extensions, garages, apartment buildings. Their weak point is waterproofing: an ageing membrane, a poorly sealed upstand or a blocked outlet is enough to cause leaks.

We build complete flat roofs, new or renovated: deck preparation, vapour barrier, insulation boards, waterproof membrane, upstands, edges and outlets. We also fit rooflights and roof lanterns to bring in natural light.

Renovating a flat roof is also the ideal time to insulate. On our projects, for example, we lay high-performance insulation boards under the new waterproofing – you can see photos in our work.

What we do

Inspection

Checking the membrane, upstands, edges and outlets.

Removal

Removing the old waterproofing where necessary.

Vapour barrier

A layer that protects the insulation from indoor moisture.

Insulation

Laying insulation boards on the deck.

Weatherproofing

Laying the membrane and carefully forming the upstands.

Finishes

Edges, flashings, outlets, overflows and rooflights.

How the work is carried out

  1. InspectionChecking the condition of the deck, waterproofing and outlets.
  2. Detailed quoteProposed roof build-up, insulation and finishes.
  3. PreparationStripping if needed and preparing the deck.
  4. InsulationLaying the vapour barrier and insulation boards.
  5. WeatherproofingLaying the membrane, upstands, edges and rooflights.
  6. Inspection and clean-upChecking the junctions and removing waste.

Materials and techniques

  • Bitumen membranes: A very common technique, laid in several layers.
  • EPDM: A synthetic rubber membrane, laid in large sheets with few joints.
  • Insulation boards: PIR, stone wool or other insulation suited to flat roofs.
  • Accessories: Outlets, overflows, edge profiles and flashings.

Materials are chosen case by case, after the visit, depending on the surface and your project.

Why it matters

Energy

An insulated flat roof greatly reduces heat loss through the top of the annex or building.

Weatherproofing

The membrane and its upstands are the only barrier against water: their quality makes all the difference.

Appearance

Neat edges and a clean roof: a detail that shows, especially from upper floors or the neighbours'.

Frequently asked questions

How do I know if my flat roof needs redoing?

Leaks, blisters, cracks in the membrane, standing water or moss are signs to watch for. We can come and carry out an inspection.

Can an existing flat roof be insulated?

Yes, usually by laying the insulation on top of the deck, under a new waterproofing layer. The height of upstands and sills must be checked.

Which waterproofing do you choose?

Bitumen, EPDM or other: the choice depends on the deck, how the roof is used and the details. We explain the options during the visit.

Do you fit rooflights?

Yes, we fit and replace rooflights and roof lanterns, with the corresponding waterproof junctions.

Which membrane: bitumen or EPDM?

Both are proven solutions. The choice depends on the roof, the junctions, accessibility and your budget; we advise you during the visit.
